Watson Mortgage Corp. knows today’s homebuyers have a lot to think about when purchasing their dream home. The purchase of a new home can seem overwhelming, from the selection of the right REALTOR® all the way through to moving day.

As your lender, our goal is to take the worry out of closing and ensure a smooth and stress-free experience. That's why Watson Mortgage Corp. offers Closurance℠ - the guarantee that our stream-lined, high-speed lending process will get you to the closing table as planned and as promised. If not, we'll refund you $1,000 at the closing table, as allowable.

Closurance℠ applicants must satisfy the following conditions:

Provide Watson Mortgage Corp. a fully executed purchase agreement for a specific residential real estate property located in Florida. The purchase agreement must identify a specific closing date not to occur sooner than 30 calendar days after the date that the purchase agreement is received by Watson Mortgage Corp. This date is your Closurance℠ guarantee closing date.

Provide to Watson Mortgage Corp. within 72 hours of your accepted purchase agreement the following items:

A signed eConsent disclosure, which allows us to communicate electronically with you during the mortgage process.
The upfront income and asset documentation requested by your loan officer.
A signed disclosure package, which includes the Loan Estimate and Intent to Proceed.

Provide a deposit for the Appraisal and Credit report via check or online payment within 48 hours after signing the Intent to Proceed disclosure.

Provide all loan approval requirements and conditions, including the rate lock agreement and homeowner’s insurance, at least eight (8) business days prior to the Closurance℠ guarantee closing date.

Watson Mortgage Corp.'s Offer of Closurance℠ May Be Rescinded If:

- Applicant changes loan products or terms.

- Action, omission, or delays by the applicant or an unaffiliated third party contributes to missing the closing date, including, but not limited to the seller and closing agent.

- Inclement weather, natural disaster, catastrophic event or other major event outside of Watson Mortgage Corp.'s control.

- Information or documentation provided or required during the mortgage process that cannot be verified or confirmed per underwriting guidelines.

Programs Not Eligible for Closurance℠ Include:

- USDA Loans
- Jumbo Loans
- Florida Bond Loans
- Refinance Transactions
- Non-Conforming Loans
- Condos not on the approved Agency list
- Bank-Owned Properties
- Short-Sale
- Watson Mortgage Corp. Employee Loans
- Any and all loans where median FICO
used to determine applicant eligibility is below 640
- Any loan that utilizes Down Payment Assistance
- Any loan when an escrow holdback is requested and approved
